Job Posting - Property Manager


POSITION TITLE:  Property Manager

REPORTS TO: Executive Director

STATUS: 6 Month Term Contract with possibility of Full -Time Employment

HOURS OF WORK: 32 hours per week, flexible days

SALARY: $25 - $30/HR


Responsible for the management and operations of ENFHS’s social housing portfolio to ensure the highest level of service is provided to our tenants.



  • Interact and effectively communicate directly with the Executive Director on financial performance, property operations, capital project execution and tenant relations
  • Show suites and select tenants as appropriate
  • Maintain current knowledge of the RTA
  • Complete all paperwork for tenant files as required; complete reference checks on incoming tenants
  • Verify tenant incomes annually and on an on-going basis to meet Subsidy requirements as per BCHMC Operating Agreements
  • Issue Notice to Vacate and follow-through on Notices as required under the Act
  • Maintain accurate records and documentation of all major repairs and Replacement Reserve expenses
  • Maintain tenant lease agreements and tenant files
  • Maintain current tenant lists and supply head office with appropriate tenant change forms


  • Receive rents, any other charges and or arrears and maintain rent journal
  • Prepare and bank all deposits
  • Approve invoices for payment by accountant
  • Plan for expenditures within the approved budget 


  • Responsible for coordinating on-going building maintenance and repairs; grounds maintenance; housekeeping
  • Arrange for contracts for specific and annual maintenance tasks and inspections
  • Complete unit inspections annually and upon vacating; prepare vacant units for future rentals; including arranging for necessary painting, cleaning and repairs


  • Acknowledge (all) tenant concerns and complaints in writing.  Provide copies of all incoming/outgoing correspondence to ED
  • Attend tenant meetings as requested or as time permits
  • Provide resources or assistance to tenants and or their committees if required


  • Post-secondary education in business or real estate.
  • RPA or CPM designation will be considered an asset
  • Minimum 2-5 years property management experience in residential or non profit housing
  • Ability to communicate effectively and professionally
  • Develop and sustain cooperative working relationships with senior management, contractors, tenants and the public
  • Partner with tenants to meet their needs
  • Self-motivated, professional and flexible
  • Ability to work well under pressure and manage tight deadlines
  • Ability to handle multiple demands and competing priorities
  • Adaptable to new ideas and constant changes
  • Ability to cope with changing tenant needs and deliver successful results within agreed upon timeframes
  • Strong problem-solving skills
